1. Informational and entertainment purposes only — not professional advice

WWTIP produces AI-generated analysis for informational and entertainment purposes only. It is not professional real estate, appraisal, inspection, financial, investment, insurance, tax, or legal advice, and it does not create any professional or fiduciary relationship. The “expert panel,” verdicts (BUY, PASS, NEGOTIATE, INVESTIGATE), grades, and findings are automated outputs of a language model and may be incomplete, outdated, or wrong. Always consult qualified, licensed professionals — a licensed agent, appraiser, inspector, attorney, or financial advisor — and conduct your own due diligence before making any real-estate or financial decision. You are solely responsible for any decision you make.

2. Eligibility (18+)

You must be at least 18 years old (or the age of majority in your jurisdiction) to use the service. By using it, you represent that you meet this requirement.

3. How your data is processed

When you submit a listing URL, we fetch the public listing page, extract its details, and send that data to our AI provider to generate an analysis. Completed analyses may be stored, shown in your history, and — if shared — made publicly accessible via a share link. Our handling of data is described in our Privacy Policy, which is incorporated into these Terms.

4. Acceptable use

You agree not to:

Use the service for any unlawful purpose or in violation of any applicable law or regulation;
Submit URLs or content you are not permitted to share, or use the service in a way that violates a listing source's (e.g., Zillow's) terms of service;
Attempt to scrape, overload, disrupt, reverse-engineer, or circumvent rate limits or security of the service;
Misrepresent the AI output as professional advice or as the opinion of any real licensed professional;
Use the service to harass, defame, or harm any person or property, or to make decisions that harm others;
Resell or commercially redistribute analyses without our permission.

We may suspend or terminate access for any violation of these Terms, at our discretion.

5. Intellectual property and ownership

The service, its software, design, prompts, and branding are owned by us and protected by intellectual property laws. Listing data and photos originate from third parties and remain the property of their respective owners; we display derived analysis under fair-use and informational rationales and make no ownership claim over source listing content. We are not affiliated with or endorsed by Zillow or any listing provider. You may view and share analyses for personal, non-commercial use; you may not copy our software or claim our outputs as a professional product.

6. Disclaimer of warranties

The service is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that analyses are accurate, complete, current, or reliable, that the service will be uninterrupted or error-free, or that any property is a good or bad investment. Property data may be stale or incorrect at the source.

7. Limitation of liability

To the maximum extent permitted by law, we will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill, arising out of or related to your use of (or inability to use) the service or any reliance on its output. To the extent any liability is not excludable, our total aggregate liability is limited to the greater of the amount you paid us in the twelve months before the claim or USD $100. You use the service and any analysis entirely at your own risk.

8. Indemnification

You agree to indemnify and hold us harmless from any claims, losses, or expenses arising from your misuse of the service, your violation of these Terms, or your violation of any third party's rights (including a listing source's terms).

9. Changes and termination

We may modify, suspend, or discontinue the service or these Terms at any time. Material changes to these Terms are reflected by updating the “Last updated” date. Continued use after changes constitutes acceptance.
